Commission approves Lot 105 of Lexington townhomes development

The Tooele City Planning Commission on July 9 approved a site plan and design review for Lot 105 of the Lexington townhome development, which includes two townhome buildings (one with eight units and one with five) that will access 680 West and include a stormwater detention basin to the north.
Planning staff said the proposal meets city multifamily architectural and landscaping standards and recommended approval with conditions; commissioners voted 7–0 to approve, subject to the staff report conditions dated June 26, 2025.
“You've seen a project similar to this before. You'll probably think you're looking at the same thing. Before it was Lot 106. This is Lot 105,” Andrew Agard, planning staff, said, describing the Lexington project and noting Lot 105 will be built to match neighboring townhomes already under construction. Agard reviewed site layout, access to 680 West, landscaping (sod and irrigated buffalo grama in places, trees, and basin planting) and architectural elevations with masonry on front, rear and side elevations.
A motion to approve the site plan design review for Lot 105, moved and seconded on the record, carried unanimously: Commissioners Hammer, Proctor, Sloan, Hamilton, Jensen, Anderson and Chairman Robinson voted aye.
The approval covers site plan/design review only; construction still requires permits and compliance with conditions in the staff report.
