The Planning and Zoning Board approved a Planned Area Development amendment for Sienna Ridge, a proposed 29-unit multi-residence project, and revised condition 3 to set different minimum garage dimensions for two floor-plan groups.
The City of Mesa Planning and Zoning Board on July 9 approved a Planned Area Development amendment for Sienna Ridge (ZON25-00265), a proposed 29-unit multiple-residence development, with modified conditions for garage dimensions.
The site is about 4 acres located roughly 1,240 feet north of the northwest corner of East Broadway Road and South Ninetieth Street. The board’s approval amended condition 3 to require minimum garage dimensions as follows: for floor plans 1 and 2, a minimum width of 19 feet 2 inches and a minimum depth of 20 feet; for floor plans 3 and 4, a minimum width of 25 feet and a minimum depth of 20 feet.
During the presentation, staff and the applicant clarified there are four floor plans. Plans 1 and 2 have existing garage dimensions of 19 feet 2 inches by 20 feet; the prior condition referenced a 19-foot-11-inch width. Plans 3 and 4 feature a wider garage (25 feet by 20 feet). Staff said the board could either standardize a single minimum for all plans or specify different minimums by plan type. Several board members said they preferred specifying the two different minimums to preserve larger garages on plans 3 and 4 and avoid reducing two-car capacity on the impacted units.
A motion to approve the PAD amendment and the modified condition 3 passed unanimously among members present. The motion specified the garage dimensions above as part of the approval. The board’s action modifies the PAD; it does not on its face approve building permits or other ministerial permits required to construct the development.
Board members and staff said the revised condition would be reflected in the updated conditions-of-approval table attached to the case record.
