The Smyrna License and Variance Board approved a variance to reduce the street‑side setback from 23.3 feet to 18 feet for 3245 Dunn Street so a covered outdoor kitchen that was installed outside the scope of a recent permit can remain, the board heard at its July meeting.
Caitlin Crow, land services development coordinator for Community Development, said the 0.4‑acre corner lot at Dunn Street and Collier Drive had prior variances, including a 2002 reduction to 21.4 feet and a 2016 variance allowing a 6‑foot fence in the front yard. Crow said a building permit issued in February 2025 covered mainly interior renovations and some exterior roofs; during inspections staff discovered the outdoor kitchen had been relocated and covered beyond the approved plans, so the owner submitted the current variance to legalize the existing feature.
Crow said the outdoor kitchen is largely screened from Collier Drive by the 6‑foot fence and mature bushes. Community Development recommended approval with the standard condition that the project substantially comply with the submitted site plan and elevations. William Madden, the property owner, confirmed he understood and would comply with the stipulation. No public opposition was recorded. The board voted unanimously to approve variance V25‑064.
The approval allows the existing covered outdoor kitchen to remain at the reduced setback under the condition of substantial compliance with the plans on file.
