The Lewistown City Commission approved an application to subdivide Lot 3 of the amended KMT Properties Subdivision No. 2 into two lots, a step the staff said was necessary for a planned VA clinic and future commercial development.
Staff told the commission the property was annexed and zoned for commercial use in 2019 and that the subdivision was anticipated as part of the originally planned buildout. The applicant must comply with zoning-code limits on impervious surface (staff cited a 70% assumption used for preliminary calculations), and the developer must submit detailed site calculations and on-site stormwater mitigation if the final design exceeds allowable coverage. The site is served by city water, sewer and garbage; connecting to city water and sewer will require municipal facilities documentation and any necessary DEQ review.
Commissioner Robertson moved to approve the subdivision with the conditions listed in the staff report; Commissioner Williams seconded. The roll-call vote recorded aye votes from Commissioners Bueller, Day, Hewitt, Rooks, Robertson, Spica and Terry. Staff noted one of the two resulting lots is expected to host a VA veterans’ service building; the other lot will be available for sale and must meet the same development conditions.
