Board approves modest front-deck modification on undersized lot

Milford City zoning board members voted unanimously to approve a modest expansion of a front deck on an undersized lot after confirming that an existing rear deck will be removed as drawn.

The board’s vote followed staff clarification that the rear deck noted on the plans is to be removed and a motion to “approve as drawn.” The chair called the roll; members Chris Wolf, Bill Sota, King, Dubois and the chair voted in favor, one member voted against and the motion passed.

Board members described the change as “extending along the front of the house,” noting the proposal does not encroach further into the front yard. One board member said, “It's a modest increase in the size of the deck, and again, it's not going into the front yard, any further than existing.” The board also confirmed the rear deck shown on the plan will be removed rather than modified.

The vote approved the project as drawn; no conditions or follow-up assignments were recorded at the hearing. The item drew brief discussion and proceeded to an immediate roll-call vote under an adjusted microphone procedure.

The approval resolves a variance/permit question for the property; no references to statutes or plan documents were cited during the discussion. The board moved on to other agenda items after the vote.
