Planning board recommends comp-plan amendment and rezoning for properties near Sisters Welcome Road

The Planning and Zoning Board unanimously recommended the City Council approve a future land-use map amendment and companion rezoning affecting two parcels along Sisters Welcome Road at its July 8 meeting.
The board voted to recommend approval of CPA 2504, which would change the future land-use designation of parcels 02703-012 and 02703-004 from Residential Medium to Industrial, and recommended approval of Z2506, which proposes rezoning those same parcels from Residential Mobile Home 3 (RMH-3) to Industrial Light Warehousing (ILW). City staff presented both petitions together and recommended approval, finding the requests consistent with the comprehensive plan and contiguous to existing ILW zoning across the street.
Agent Carol Chadwick, P.E., said the changes were intended to "clean up" inconsistent zoning and to permit new businesses adjacent to the ILW district. She told the board the ambulance dispatch facility that exists on a nearby parcel raised questions about prior zoning, and the amendment would bring the land-use and zoning into alignment with surrounding commercial and industrial uses.
No members of the public spoke for or against either application. Board members had limited questions; Chadwick said the applicants were not yet submitting a site plan and were working with staff on a special-exception procedure for office or business uses in ILW before a future site-plan submittal.
Both actions passed on unanimous roll-call votes. For CPA 2504 the board record shows Miss McCollum, Miss Wilson, Chair Douglas, Mr. Carlucci and Mr. Lydic voting yes; the same five board members voted yes on Z2506. The board will forward the resolutions recommending adoption to the City Council for final action.
