Riverside County Planning Commission on June 25 tentatively approved a General Plan Amendment (FCGPA), Change of Zone and Plot Plan for a proposed 185,912-square-foot non-refrigerated warehouse and distribution center on two parcels totaling about 9.62 acres at the southeastern corner of Placentia Avenue and Tobacco Road in the Mead Valley area.
Krista Mason, project planner, told commissioners the proposal requests a foundation-component general plan amendment and a change of zone from rural residential (1-acre minimum) to industrial park to align with adjacent industrial uses. The project calls for a 185,912-square-foot building with 23 dock doors, two offices with 4,500 square feet each, 126 parking spaces and 33 truck-trailer stalls. The site includes an existing single-family residence that the applicant said will be removed. The applicant and staff said building heights would range to roughly 41 to 47 feet and that 16% of the site would be landscaped.
