The council approved rezoning about 14.2 acres at 132230 First Street East from SFR‑1 to SFR‑2 and a separate portion comprising 14 lots from SFR‑1 to SFR‑3. Planning staff said the rezoning conforms to the city’s future land‑use framework and that the planning commission unanimously recommended approval.
Michael McGuire, identified in the meeting as a project representative, told the council the parcel is part of the larger Cedar Forest project, that the development will preserve a large open space area along a creek, and that the project team had met multiple times with neighbors.
McGuire: "This was part of the Cedar Forest project. There's 65 total lots and we have a really large open space area that we're leaving, part of along the creek and not disturbing it. We've worked with the neighborhood, been back and forth 2 or 3 times and this was, I think, unanimously approved."
Councilors offered positive remarks about community outreach; one councilor who said he grew up in the area thanked the developer for working with neighbors. The clerk recorded the zoning amendments as adopted after no members of the public spoke against the items during the public hearing.
