The Montgomery Planning and Zoning Commission on July 1 called two public hearings for a rezoning request submitted by Lone Star Cowboy Church affecting a 58.952-acre tract in the Zacharias Landrum survey, Abstract 22.
The applicant requested rezoning portions of the property currently zoned a mix of residential, institutional and commercial to institutional zoning, while leaving the portion along State Highway 105 that is currently commercial unchanged. Commissioners asked staff to correct an exhibit showing the zoning map before the next meeting; staff confirmed the exhibit will be revised.
Commissioners also discussed whether institutional zoning would allow residential-style uses such as a rectory or staff housing; staff said institutional zoning can include structures where ministers or staff reside, subject to the city’s institutional zoning standards. Commissioners asked if the rezoning would change property-tax status; staff said it would not alter property taxation because tax treatment depends on property owner and ownership, not zoning alone.
A motion to call public hearings for Aug. 5 and Sept. 2 at 6 p.m. at City Hall carried on a voice vote. The hearings will give residents and stakeholders an opportunity to comment before the commission considers the rezoning request.
