Uinta County approves two rezone requests allowing camper occupancy and lot division
Uinta County commissioners on July 1 approved two rezone applications following planning commission recommendations and a public hearing held June 18.

Tianna Nyberg of Community Development presented both requests. The first was filed by Raymond Willis to rezone parcel 150080010 at 5363 East 4000 South in Independence from A-4 to MG-1 so the property owner can stay in a camper on the parcel while in town. Nyberg said that, if rezoned, Willis would still need to apply for and receive a permit to live in a camper and must have approved utilities before occupying the site.

The planning commission held a public hearing June 18 and recommended unanimous approval; there was no public comment at that meeting. A commissioner moved to approve the rezone as presented and the commission voted aye.

The second request came from Logan and Angela Bradley for two parcels on 1500 West (parcels 060280083 and 060280090). Nyberg said the parcels are currently mostly MG-1 with some A-1, and the requested RA-1 classification aligns with the future land-use plan for the area. The Bradleys sought RA-1 so they could divide the property using RA-1 lot-size and setback rules. Nyberg said the area relies on septic systems, so lots would need to meet slightly larger-than-minimum RA-1 sizes. The planning commission again held a public hearing June 18, received no public comment and recommended unanimous approval.

A motion to approve the Bradleys’ rezone was made, and the commission voted to approve the change.

Both approvals were presented by Community Development staff and voted on by the board after staff recommendations from the planning commission. The rezone approvals do not negate other permitting requirements; applicants must still secure applicable building and utility permits before occupancy or division.
