Planning staff presented the petition as submitted by Sharnisha (Sharnisha/Shanice) Lewis; staff noted the property is in Commissioner Stevens’ District and that Pecan Lane is a private gravel access that serves lots behind the road. A portion of the parcel falls within FEMA flood zone A, and staff said there are no jurisdictional wetlands on the site. The county comprehensive plan designates the area as agriculture/forestry and allows duplexes in the designated area.
Petitioner Dionysia (Dionysia/Dionysia) Lewis said she plans to build 1 duplex on each of the two new tracts and that her brother will build the other unit. Commissioners asked about septic and drainage; staff confirmed Environmental Health and the county’s water availability review were in process. The planning commission recommended approval with standard conditions.
Commissioner Stevens moved to follow the LCPC recommendation; a second was given, and the board approved the rezoning as presented by LCPC. Staff noted the board will require the developer to meet septic, drainage and access requirements before any platting or construction occurs.
