The Fairfax Planning Commission unanimously approved a conditional use permit on June 26 to rebuild and slightly reconfigure the front stairway and entry deck serving the upper unit of a duplex at 46 Bell Avenue. Staff said the structure — originally constructed as a single-family residence in 1916 and now a duplex — requires redesigned stairs and a new entry deck to provide safer access to the upper unit. The proposed reconfiguration complies with the R D 5.5-7 zone building height and setback requirements.
The project drew no substantive public opposition; Albert Alima, architect for the applicant, answered a few clarifying questions from commissioners and said the proposed changes are modest. A voice vote approved resolution 2025-14 granting the CUP for the front-entry reconfiguration; the commission noted the standard 10-day appeal period and reminded the applicant to obtain necessary building permits.
