Board approves replacement of three chillers; trustee asks to account for commissioning cost

The Southside Independent School District Board on Wednesday approved purchase and installation of three replacement chillers — two 225-ton units for the high school and one 40-ton unit for the ACES campus — and authorized related installation contracts.
Facilities staff presented vendor and installation pricing: Heat Transfer Solutions to supply two 225-ton chillers ($485,000) and one 40-ton chiller ($73,500), and AccuAir Mechanical for installation ($96,364 for the high-school units and $38,992 for ACES). The correct combined procurement and installation total is $693,856; staff had transcribed an earlier total with a typographical swap of digits.
Facilities lead Monrealba told trustees the units remain operational now but have reached the end of their expected life and replacement is recommended. He said the district will follow TEA guidance and hire an engineering firm to commission the new units; staff estimated commissioning engineering services at about $3,500 total. "This is a turnkey solution project, excluding the $3,500 from the engineer," Monrealba said.
The nut graf: Trustees approved the turnkey purchase and installation with the understanding that the engineering commissioning cost (~$3,500) is an additional expense to be incurred separately. Staff described a five-year warranty on compressors, refrigerant and labor for units purchased since 2020 and said routine chemical treatment and quarterly filtration maintenance records are kept by the district’s master technician, Mark Longoria.
The board voted to approve the purchase and installation contracts and asked staff to document commissioning and warranty coverage in contract closeout materials.
