The Zoning Board of Appeals on Thursday approved a dimensional variance for 2139 Ridge Road in the Westnidge Hill neighborhood, allowing the homeowner to replace an existing deteriorated carport with an enclosed two-car garage that will remain at the current, nonconforming setback.
Homeowner Christopher Macsurak told the board the current carport is failing and that a new, enclosed garage was required for his renovation loan to meet appraisal standards. “The new garage was key in getting the home to appraise for the purchase price plus renovation funds,” he said.
City planning staff noted the site’s steep topography and the house’s position near the road constrain options for moving the garage farther from the street; pushing the structure back would require major retaining walls and could place the new garage adjacent to the home. A nearby neighbor, Chris Patchell, confirmed he had reviewed the survey locating the replacement garage and said he supports the proposal provided the finished structure matches the surveyed location.
The board adopted the finding of fact and approved the variance by a 5–0 vote. Staff said standard building permits and any required in-house reviews (including natural features review if triggered by the building permit) will follow approval.
