The Planning and Zoning Commission on June 24 granted site plan approval for Corburn Pilates to occupy 140 Elm Street, a retail A‑zoned storefront on Elm Street, allowing a boutique Pilates studio with equipment, limited retail and a single bathroom at the rear of the space.
Lorena Egan Alvarado, co‑owner of Corburn Pilates, told the commission the studio will brand to the town with reformers (8–13 depending on the final layout), private lessons in the rear and group classes in the front retail area. The firm described an open plan with a front desk, limited retail of performance apparel and a single restroom and said they will instruct clients to use municipal lots for parking during peak hours.
“Most of our classes are early in the morning and we’ll encourage students to use the municipal lot up the hill,” Egan Alvarado said. She said existing nearby municipal parking and morning schedules reduce the risk of parking spillover on Elm Street.
The commission voted to approve the use and site plan; sign permits will be submitted separately through the town’s OpenGov portal and reviewed administratively for compliance with the sign code. Staff reminded the applicant to include trademark/logo details with the sign application — Corburn’s logo is trademarked and will be considered as part of the sign review. Planning staff will confirm that the proposed interior layout and final equipment placement meet building and fire code before permits are issued.
No public opposition was recorded during the meeting and commissioners said the proposed studio is consistent with Elm Street’s retail character. Staff will confirm administrative sign review and finalize parking guidance.
