On June 10 the Zoning Board of Appeals approved a variance allowing a second-floor addition at 59 Ocean Avenue, a small corner lot in the R-7.5 zone. The applicant, Amanda Casella, presented the house as a preexisting nonconforming structure and said she planned to preserve a cottage-style look by opening an enclosed front porch and not increasing the footprint.
Casella told the board the lot is undersized and the house was built in the 1930s; she said the second-floor work will not extend the building footprint and that the front porch would be restored to an open porch. A neighbor speaking in support said the work would be a clear improvement.
Board action: The board approved the requested front-yard setback variance to allow the vertical expansion while maintaining the existing footprint and converting the enclosed porch back to open porch. The vote was recorded in favor by board members present; no additional conditions beyond permitting were recorded.
