The Planning and Zoning Commission unanimously approved CC225016, rezoning a vacant parcel at the northwest corner of Olde May Ferry Road and Vogel Road from R‑20 (single‑family) to non‑planned community commercial (CC2).
Planning staff presented a map and analysis noting the property sits at a recently signalized intersection, is adjacent to the Bella Terrace subdivision to the north, and faces existing CC2 zoning across the street. Staff said because the request is for a non‑planned commercial district, a site plan is not required with the rezoning; any future use must conform to permitted uses in the CC2 district and obtain required site‑development approvals.
The petitioner (representing the property owner) said the intent is to use the parcel as fill material for grading related to a nearby development and that they will leave a 25‑foot buffer adjacent to a stream order 2. The petitioner also noted a 175‑foot screening strip in the neighboring Bella Terrace subdivision and said the site should be screened from surrounding homes.
Commission discussion was brief. Commissioner Jeffrey Sprawl moved to approve CC225016; Commissioner Drew Ishmael seconded the motion, which passed unanimously. With rezoning approved, any future uses will proceed through the county’s site development process and must meet the Jefferson County Unified Development Ordinance and other applicable regulations.
