Jefferson County planning staff recommended—and the Planning and Zoning Commission unanimously approved—zone change RS25030 to reclassify 4708 State Road H from non‑planned community commercial to single‑family residential R‑20.
Planning staff member Hall presented the case, saying, "The petitioner is requesting to rezone the subject property from non planned community commercial to single family residential r 20 zone district. The subject property is located at 4708 State Road H, just west of DeSoto City Limits." Hall’s presentation included maps, topography, and photographs showing the property and surrounding residential development.
The staff analysis found the property is more suitable for residential use, noting adjacent parcels are split‑zoned and that existing development along the road consists primarily of single‑family residences. Staff recommended approval. Petitioner Zach Highwood said he had reviewed county records and sought the rezoning because the parcel is effectively used and taxed as residential; he told the commission, "we'd like to get it rezoned so we could put a house there. That's what we'd like to do." Commissioner Tuggle moved to approve RS25030; Commissioner Aaron Ishmael seconded. The motion passed unanimously.
No members of the public spoke in favor or opposition during the public comment period. The commission’s recommendation will be forwarded to the Jefferson County Council for final action under the county’s ordinance process.
