The Navasota Planning Commission approved a replat to divide a 71.464-acre parcel along State Highway 6 into two 35.83-acre lots, commissioners said at the meeting.
City planning staff said the minor replat was reviewed against applicable subdivision regulations and that all public-notice requirements were completed, including mailing 110 letters to property owners within 500 feet. Staff recommended approval.
Faber McMullen, identified in staff remarks as one of the property owners, told the commission the division is for family estate planning and not to change land use. “Nothing changes with the property; it's all still in Ag,” McMullen said, adding that he and co-owner Nancy Perry bought the land about 16–17 years ago and want separate parcels so their children “don't have to fool with it later.” McMullen also said he sold four acres to the City of Navasota for a new fire station in the past.
Staff noted the property’s primary zoning is Agricultural Open Space (AO) and that the frontage along Highway 6 is zoned B-2; the replat does not change those zone classifications and does not authorize development. Multiple speakers reiterated that the application simply divides ownership and that any future change of use would require a separate rezoning or application process.
Commissioner Karen (last name not specified) moved to approve the replat application submitted by M and P Adventures LLC; the motion was seconded by Commissioner Debbie (last name not specified). The commission carried the motion by voice vote with no recorded opposition.
The replat record will remain on file with the city; staff did not report any immediate development plans tied to the new lot boundaries.
