Murfreesboro City Council held public hearings on June 26 for annexation, plan of services and simultaneous RS‑10 zoning for a roughly 13.74‑acre parcel on the north side of Yergan Road, then voted to defer final action to the July 17 meeting.
Staff said the annexation includes about a half acre of Yergan Road right‑of‑way and that the property abuts existing city neighborhoods (Prater Farms to the north and Magnolia Grove to the west) and unincorporated Rutherford County to the east and south. Planning staff noted the city’s 2035 future land use map identifies the site as suburban residential and that lot sizes in nearby planned developments range from about 6,000 to 10,000 square feet.
Planning staff said the applicant provided a 21‑lot concept for the site but that the concept was conceptual at this stage. Planning commission held a public hearing on May 7 and recommended approval to council. Staff said sewer extension to the property will require coordination with neighboring developments and will be the applicant's responsibility.
No members of the public spoke during the hearings. Councilmembers moved to defer the annexation and zoning matters to the July 17 meeting to allow full council consideration; both motions carried on 4‑0 roll calls.
