Staff described the project as a variety of single‑family housing options: 68 lots at 60 feet by 150 feet, 104 lots at 70 feet by 130 feet, and 39 higher‑density single‑family lots using a zero‑lot‑line configuration. The development would include 17.19 acres of private open space maintained by the homeowners association and amenities such as a basketball court, playground, clubhouse, pool, pickleball courts and walking trails that connect to the pond. "This is almost double the 10% open space requirements for the subdivision," a staff member said.
