The Bexley Board of Zoning and Planning granted a 9‑foot, 5‑inch area variance to allow construction of an addition at 410 South Columbia that will connect a previously detached garage to the primary dwelling.
Planner Matt Klingler explained that the property’s pattern of earlier alterations — including a prior addition and an adjusted property boundary — resulted in an unusual condition where portions of the primary structure and accessory building sit closer to the lot line than typical for R‑3 zoning. The requested variance would allow a new connector addition to close the breezeway and create a mudroom and first‑floor living space to accommodate the Dawsons, who are growing their family needs.
Architect Catherine Williamson described the design objective as preserving character while achieving internal functionality for a family of six. Karen, representing the Architecture Review Board, told the board ARB members did not object to the massing and, after a robust design session, reported enthusiastic support provided the applicant implements recommended material and detailing changes so the new work “looks like one house that was always there.” Neighbor Alan Radner testified in support and said he and his spouse maintain the adjacent landscaping that screens the properties and that the addition would not burden his property.
The board approved the variance with the condition that final facade and material choices return to ARB for approval; Klingler read the findings of fact and conclusions of law and the motion passed in roll call with a majority affirmative.
The board noted the variance is substantial and that the decision is shaped by the particular juxtaposition of structures on this lot and the presence of supportive adjacent landscaping. The applicant will go to ARB for the final details and then return for building permits.
