Centerville Planning Commission members voted unanimously June 25 to recommend that the City Council approve a zoning map amendment affecting Lot 2 at 2138 North Frontage. The commission approved the recommendation after staff confirmed the rezoning would apply only to Lot 2 and would be contingent on an approved minor subdivision.

The rezoning matters because Lot 2 would change to residential low (RL) to match nearby parcels on Summerhill Lane, while Lot 1 would remain in agricultural use. Planning staff said Lot 1 retains agricultural zoning because the property contains a large accessory shed and animals that the owner wants to keep. The staff report noted that the parcel cannot take direct access from Frontage Road, so the proposal includes an access easement to serve the rezoned lot.

Commissioner Jorgensen asked for clarification about which lot was part of the request: “So am I right in understanding that we're only rezoning Lot 1?” Planning staff member Cindy answered, “We are only rezoning Lot 2.” Commissioners discussed concerns that a single rezoned parcel could look like spot zoning, but staff and several members said nearby RL zoning along Summerhill Lane and the application’s procedural structure supported the proposal. Staff told the commission the subdivision is a minor subdivision that is administratively approved by the zoning administrator; the rezoning would be conditioned on that subdivision approval.

Vice Chair Larray moved to recommend City Council approval of the zoning map amendment for Lot 2 at 2138 North Frontage, with the conditions and findings described in the staff report; a commissioner seconded the motion. Commissioners recorded aye votes and the motion passed unanimously.

The planning commission’s recommendation will be forwarded to the Centerville City Council for final action. The staff files and the council agenda will show the formal ordinance language and any conditions the commission attached.
