The Town of Babylon Zoning Board of Appeals adopted a negative declaration under SEQRA and approved a two-lot subdivision on Third Street in Lindenhurst.
Nicole Blanda, attorney for the applicant, said the oversized 15,049-square-foot parcel on the north side of 40 Third Street would be split into two buildable lots of roughly 7,524 square feet each, with proposed 4-bedroom homes and basements. Blanda said water was encountered at 12 feet below grade and that plans show adequate separation between water and the bottoms of proposed foundations. She also said the applicant will consider a wider driveway layout to avoid the sewer spur on the west side of the property.
Board members discussed the site layout and the planning memo; the board adopted a negative declaration for environmental review and then voted to approve the subdivision with the applicant’s agreement to standard covenants, including single-family owner-occupancy and no accessory apartments.
The board’s motions were recorded as adopted at the meeting; the board instructed staff to include requested plan revisions and standard covenants before issuance of approvals.
