The Hilliard Board of Zoning Appeals voted to approve a variance to allow a covered (open) front porch at 3583 Paxton Drive that would reduce the building setback from 30 feet to 25 feet, subject to two staff-recommended conditions.
Staff explained the proposal is for a covered (not enclosed) front porch and noted the city’s code permits the use of average setbacks in older R-2 neighborhoods. Staff said the requested variance "is not substantial and it will not alter the essential character of the neighborhood," and recommended approval with two conditions.
The applicant’s proposed porch, described as a covered rather than enclosed addition, would be close to the required setback because of the existing house location on an older approved plat. Board members moved and seconded approval of case BZA 2517 with the two conditions listed in the staff report. The roll-call vote recorded yes votes from the members present and the chair announced "Motion carries 4 0."
The approval covers the specific covered porch described in the application; any future change that would convert the porch into an enclosed room or otherwise alter compliance with code would require additional review.
