The Coffee County Planning Commission on June 24, 2025, approved a minor final plat dividing parcels on Farrell's Branch Road after the applicant obtained fire protection and soil approvals, the applicant's representative said.
Nicholas Northcutt, representing the applicant Justin (last name not stated on the record), told the commission the application was submitted April 23 and had been processed under the prior rules that applied when the application was filed. Northcutt said the applicant paid West Warren for a fire hydrant to provide fire protection at the site and has received soils reports from Charbonneau. "It does take a does take a pretty good amount of time, even on a minor," Northcutt said, describing the permitting steps and coordination with consultants.
Northcutt described a water main running near the intersection of Farrell's Branch and McBride's Branch and Paul Harrell Road; he said the utility had given the applicant a receipt showing payment for the hydrant but the hydrant installation was not yet completed. At one point, a commissioner asked whether there was a 10-inch main in the area; Northcutt and staff said the size may be 8 inches rather than 10 inches but that there is adequate pressure for a hydrant connection.
Staff confirmed the application met criteria and the commission approved the minor final plat following a motion by Rodney Duncan and a second by Sammy Anderson; the vote was announced as unanimous. No conditions or further follow-up tasks were recorded on the meeting transcript.
