Planning commission approves mini-storage site plan at 4212 Old Manchester Highway

The Coffee County Planning Commission on June 24, 2025, unanimously approved a site plan for a mini-storage facility at 4212 Old Manchester Highway after the applicant presented designs intended to meet setback and stormwater requirements.

The project owner, Randy Anderson, described the parcel as one that had been delayed during a prior rezoning process because different portions had been in different zones. Anderson said the plan will use the existing driveway and includes detention measures at the lower end of the property intended to meet two-year through 100-year storm requirements and to reduce post-development runoff. "All that's detention. So, for the storm water. So there'll be, actual decrease on the on the side after the development," Anderson said.

Commissioners and planning staff did not raise outstanding objections during discussion. A motion to approve the site plan was made by Rodney Duncan and seconded by Lauren Eddle; the board voted unanimously in favor.
