The La Verne Planning Commission on June 24 approved a final plat and a site plan for a new retail building at 314 Old Nashville Highway, contingent on a $26,000 demolition bond and documentation tied to the bond.
The action recommends approval of a final plat that splits the 1.01-acre parcel into two lots and approves a multi-tenant retail building totaling 9,750 square feet to be built in phases. Staff presented plans showing Phase 1 at 2,550 square feet and four remaining suites of 1,800 square feet each.
Why it matters: commissioners said they needed a financial guarantee to ensure the existing tenant-occupied building is demolished if redevelopment proceeds. Staff and the applicant provided a demolition bid summary and a lease that runs through December 2026; commissioners made the approval contingent on posting the bond when the plat is recorded.
City planning staff Mr. Logan summarized the plat and site plan to the commission and said planning and utility comments were resolved. Applicant representative Danny Womble of Womble and Associates confirmed the rear access drive will be paved and said the rear drive and construction details comply with staff requests. Womble said the owner will post the demolition bond at plat recordation and that the tenant’s lease runs through December 2026.
Commissioners asked several procedural questions about utility meters and demolition timing. Commissioner White confirmed there will be two meters for the two lots. Commissioners asked for documentation on the demolition bids; staff reported receiving three bids and that the city’s inflation adjustment raised the proposed bond to $26,000.
Action: the commission voted to approve the plat and site plan “with the provision of the bond being included at $26,000 for demolition.” The motion passed unanimously. The approval language requires the applicant to submit bond paperwork and related documentation to city staff prior to final plat signing and recording.

The plat shows a 15-foot private utility easement for emergency and municipal solid-waste access.
