Architect Davis Tamperin described changes made since the previous presentation: a reduced height, simplified second‑floor plan, additional windows, a connecting breezeway to a detached garage and a trellis/landscape feature at the front. Staff recommended approval for demolition and approval‑with‑conditions for the new construction but asked that the front trellis/pergola be removed for consistency.
Board members said the revised design was a clear improvement but asked for additional documentation showing contributing historic precedents from within the district (not only newer noncontributing examples). Specific design guidance requested included reducing the scale of the cornice/overhang, exploring outlookers or rafter‑tail detailing, differentiating roof masses, and simplifying the rear elevation and terrace treatment. The board voted to continue the case one month to allow the applicant to provide revised drawings and precedent imagery from contributing houses in the Prospect Southland Park Historic District.
