The Goodyear City Council unanimously approved a first amendment to the comprehensive sign package for the Canyon Trails Town Center on June 23, allowing three monument signs that are currently located in future ADOT right-of-way along Cotton Lane to be relocated onto private property.
Planning staff said the original 2005 CSP allowed monument signs to be placed in the city right-of-way to be visible to Loop 303 traffic because, at the time, signs on the property would sit some 120 to 150 feet from Cotton Lane and be difficult to see. With ADOT’s planned Loop 303 improvements nearing construction, the owner requested the signs be placed on the parcels so businesses in the center continue to have on‑premise wayfinding and advertising.
City staff and the Planning and Zoning Commission recommended approval; the council voted 7-0. Council members discussed placing more prominent Goodyear branding on freeway-visible signage going forward but did not alter the amendment before the council.
Staff noted the CSP amendment keeps materials, locations and sizes consistent with earlier approvals and that the action was intended to preserve visibility for businesses as right-of-way needs change. The amendment was approved subject to the stipulations included in the June 25, 2025 CSP amendment documentation.
The relocation will allow the center’s monument signs to continue advertising on premise and is part of a longer planning sequence tied to ADOT’s Loop 303 alignment and right‑of‑way acquisition schedule.
