Zoning staff updated Morgan Township Trustees on June 23 about several planning and zoning items, including a shared‑driveway resolution, a scheduled variance hearing and an 80‑acre split into two large lots.
Zoning staff said the township’s Zoning Commission on June 19 passed a resolution that would treat shared driveways as a conditional use and limit ingress and egress to no more than two parcels. That resolution was forwarded to the Butler County Planning Commission and was scheduled for review by a sub‑review committee and then the Butler County planning body on July 8, 2025, the staff report said. Zoning staff noted the June 19 meeting is available on YouTube.
Staff also said the Board of Zoning Appeals has set a White Area variance hearing for Thursday, July 31, 2025, at 7 p.m. in the Administration Building; letters and legal notice will be resent to neighbors. Zoning staff said two applications had been received for BZA alternate openings with the application period closing on Friday.
Additionally, zoning staff said they approved dividing an approximately 80‑acre property at the corner of Chapel Road and Jenkins into two large lots (roughly 40 acres each) that will remain in the family; staff discussed likely driveway access points and potential shared‑driveway needs because of visibility issues on one of the lots.
Staff also provided routine enforcement updates including an uncut yard with poison hemlock that staff said they will monitor and may send a notice if not addressed. Trustees did not take separate action on these zoning items during the meeting; the reports were informational.
