The City of White House City Council on Tuesday approved a rezoning request for a 2.992‑acre tract at 209 Old Tyler Road, changing the property from commercial high intensity to residential medium density.
The change followed a public hearing during which Joshua and Paige Hawkins, who said they recently bought the property, told council the commercial zoning has created difficulties obtaining financing, insurance and residential utility connections. "We just bought the property. It is, zone commercial at the moment. It has caused some issues with financing insurance, just based on how things are set up right now," Joshua Hawkins said during the hearing.
Council members noted the house on the property has existed for decades and that surrounding parcels are zoned and used residentially in several adjacent areas. After closing the public hearing, a council member moved to approve the rezoning; the motion carried on a voice vote and the property was rezoned.
No binding conditions or special restrictions were attached at the time of rezoning. Staff and the council did not set a timeline for building permits or other follow-up approvals; those will follow standard permitting procedures if the owners undertake repair or rebuilding work in the future.
