Hickman County officials said a recent auction sale is moving toward closing after the purchaser reviewed a revised plat that carved out a 911 tower parcel from the Highway 7 property, and commissioners approved a $20,000 buyer’s-premium payment to broker David Hudgens from closing proceeds.
County staff said the revised plat addressed a carve-out for the 911 tower on the Highway 7 parcel; the purchaser reviewed the revised plat and the attorney, Mr. Mann, indicated deeds will be approved and the sale should close Friday, pending his sign-off.
Commissioner Devin Pickard moved that the county set aside $20,000 from closing proceeds as a buyer’s-premium payment to David Hudgens and his company in recognition of his role in facilitating the sale. Commissioner Steve Giannaka seconded the motion. County officials explained the payment would come from closing-set-aside proceeds rather than require a separate county check or budget amendment.
In debate, Pickard noted the combined buyer’s premium for the two sales would have exceeded $100,000 and proposed returning $20,000 to Hudgens while leaving the remainder as an effective donation to the county. The motion passed on a roll-call vote: 11 yes, 1 no, 2 absent.
The county also discussed that the sale closing had been delayed temporarily while the revised plat was produced and circulated; staff said the purchaser and high bidders had seen the change and were satisfied. Attorney Mann’s approval of deeds was cited as the final step before closing.
