The Apopka Development Review Committee on June 25 discussed a request to amend the future land use and rezone about 40 acres at 1920 Schiller Road (the transcript also references 1920 Shore Avenue) to permit low‑suburban residential development, Jun Son, project manager, said.
The request would change the site’s future land use to residential low‑suburban, which allows up to 3.5 dwelling units per acre, and would rezone the property from County A‑1 to RTF (Residential Two‑Family). Jun Son said the property is in the process of annexation into the city and that a first reading on annexation is scheduled for the City Council on July 2.
Jun Son said, "the applicant has requested the future land use amendment and rezoning for properties located at 1920 Shore Avenue, total size of 40 acres." Jonathan Hules, the applicant, said the proposed development would be below the requested density maximum and indicated the plan includes about 116 homes. Hules also noted the proximity of a law‑enforcement firearms range and said, "I think I measured it on the county's website. It's 1,152 feet to the edge of the property." He urged that future buyers be notified about the range to reduce later complaints.
Community Development staff had no additional comments at the meeting. Representatives from Police, Public Works, Fire and Building likewise did not raise objections during the DRC review. DRC members and staff emphasized that detailed public hearings on the comp plan amendment and rezoning will follow the annexation process.
This item at the DRC was a review and discussion; no formal DRC vote or motion was recorded in the transcript. The next procedural step identified in the meeting record is the City Council first reading on July 2 for the annexation; subsequent public hearings on the comprehensive plan amendment and rezoning were described as forthcoming.
