The Monticello City Council on June 23 approved Ordinance 2025-43, granting a variance to allow a detached garage inside the front-yard setback at 405 West William Street.
City staff member Jim explained that the property is a corner lot with limited buildable area and that the Planning and Zoning Board (PZB) recommended approval after the owner revised the plan to place the garage within the William Street setback. Jim said public notice was published and adjacent property owners were notified and that “no comments were received.”
Council members voted by roll call to approve the ordinance. The action allows the property owner to construct a detached garage as presented to the PZB; construction will proceed under applicable building and zoning procedures.
The variance follows a PZB public hearing at which staff reported no public testimony for or against the request. The council did not record any conditions or amendments to the PZB recommendation when it adopted the ordinance.
The ordinance affects standard setback enforcement at the single address named and does not amend broader zoning rules. Any required building permits and inspections remain subject to the city’s permitting process.
