Board amends TA25-0001, removes 15,000-sq.-ft. option for R-1 lots on public water and sewer

Following a work session prompted by concerns from the development community and the Bedford Regional Water Authority, the Board amended text amendment application TA25-0001 to remove a proposed 15,000-square-foot minimum lot-size option for R‑1 zoning district lots served by public water and sewer.
County staff explained the amendment would require R‑1 lots that are served by public water and sewer to have a minimum lot size of one-half acre (21,780 square feet). Staff said no changes were made to the R‑2 district provisions in the originally initiated text amendment.
Supervisor Sharp moved to forward the revised, board-initiated text amendment to the Planning Commission and to initiate the public hearing process; Supervisor Parker seconded. The board approved the motion by roll call, thereby referring the amended TA25-0001 for Planning Commission consideration and public hearings.
The change applies only to the R‑1 minimum lot-size option for parcels on public water and sewer and will proceed through the county’s public-notice and Planning Commission review process.
