Plano approves purchase of Armstrong Middle School site for $8.15 million

Matthew Yeager, Plano’s real estate manager, presented item 1 on June 24 seeking council approval to purchase the Armstrong Middle School campus at 3805 Timberline Drive from Plano Independent School District for $8,150,000.
Yeager said the 17.85‑acre campus is zoned SF‑7 (single‑family) and the comprehensive plan lists the property for neighborhood use; he described a deed restriction affecting a 2.66‑acre area on the southeast corner that fronts Valencia Drive. “The deed restricted area is 2.66 acres... It can be removed by the consent of 75% of members in a neighborhood to the east of the property,” Yeager said. He told council staff will pursue deed‑restriction removal and, if necessary, negotiate options with the school district for any area that remains restricted.
A motion to approve the acquisition expenditure passed 8–0. The purchase authorization directs the city manager to execute necessary documents; staff noted the uses of the site will be constrained until the deed restriction is resolved or revised and that the parcel currently aligns with neighborhood single‑family zoning.
The vote authorizes the expenditure and continued negotiation on the deed restriction; no additional zoning or land‑use changes were taken at the June 24 meeting.
