Planning commission unanimously backs right-of-way vacation, plat amendment for Tanner Flats Phase 2

The Santaquin City Planning Commission on June 24 unanimously recommended that the City Council approve a right-of-way vacation and a plat amendment for Tanner Flats Phase 2, clearing the way to convert two removed road segments into developable lots.
City staff said the change follows a May 6 City Council amendment to the Tanner Flats development agreement and on-site grading changes made after construction began. The two roadways to be vacated were identified as Tiger Way and Crimson Lane; vacating the right of way will allow those parcels to be included in adjacent lots, staff said.
“This is something we looked at in our last meeting with regard to the redesign of the subdivision,” a staff member said, and summarized that the commission’s role was to provide a recommendation to the City Council. Commissioner Romero moved “to provide positive recommendation to the city council for the right of way vacation at Tiger Way and Crimson Lane within the Tanner Flats Phase 2 subdivision.” Commissioner Mook seconded the motion.
Staff told the commission the Phase 2 plat will be in the R-10 zone and will consist of 17 lots under the revised design. Commissioners asked no substantive questions beyond confirming the recommendation process; the commission then voted, and the recommendation and the plat amendment were forwarded to the City Council with unanimous support.
The recommendation now goes to the City Council, which will consider a resolution to approve, deny or modify the vacation and plat amendment. If the council approves the vacation, the vacated right-of-way areas will be incorporated into the surrounding lots according to the revised Phase 2 plat.
The commission heard the right-of-way vacation (agenda item 1) and the related plat amendment (agenda item 2) consecutively; both items were recommended to the City Council and recorded as unanimous approvals by the commission.
