The Rutherford County Regional Planning Commission on June 24 approved a final plat dividing a 5.6‑acre tract at the end of Woodridge Street into two lots, allowing waivers requested for a lot smaller than five acres off a private easement and a private easement narrower than 50 feet.
Planning staff said the property is not technically part of the adjoining subdivision and that the request is a family division intended to create approximately 1.5 acres from the parent tract for a relative. "The applicant is proposing to divide about an acre and a half from the parent track," planning staff said, noting that the parcel has limited road frontage which necessitated the easement variances.
Staff reported all other comments had been addressed and that the county fire marshal's concerns were resolved on the plat. Commissioners approved the final plat subject to staff conditions and the requested waivers.
The applicants, represented at the meeting, said the division was to provide property for family members and that they understood maintenance responsibilities for the private cul‑de‑sac would remain with the property owners.
