Board pulls real-estate brokerage item from consent; eXp Realty recommended for property sales

The St. Louis Public Schools board on June 24 removed a real-estate brokerage recommendation from the consent agenda and asked that the proposal be presented to the district92s real-estate committee and the public before final board action.
Board member concerns centered on the procurement process and on access to the original request-for-proposal (RFP) documents and scoring materials. Members said they had seen a scoring summary but not the RFP itself and asked for the full RFP to be provided to the board and the public before any contract is awarded.
District staff said the RFP was issued more than once and that two proposals were received. The staff presented a scoring summary completed by an evaluation team that included the director of real estate, contract compliance manager Tim Schultz and the director of operations, Jeronetta Brookins. Staff said the recommended award amount for marketing services was $85,000 plus commission on property sales.
Board members requested that the recommended broker appear at the next real-estate committee meeting to present capabilities and answer questions. The district agreed to provide background information on the shortlisted firms for public review and to hold a real-estate committee meeting before the next full board meeting.
The consent agenda otherwise passed, but item 10.29 (brokerage services) will be considered separately after the committee briefing. The district will bring the recommended vendor and scoring documentation to an open real-estate-committee presentation before returning the item to the board for a vote.
