Dodge County committee recommends approval of Town of Chester rezoning for 2.539-acre parcel

Dodge County’s Land Resources and Parks Committee on May 12 voted to submit a favorable recommendation to the county board for a Town of Chester petition to rezone 2.539 acres from the FP Farmland Preservation zoning district to the AG General Agricultural district.
County staff told the committee the 2.539-acre parcel does not meet the minimum lot size required in the Farmland Preservation district and that the applicant owns about 9.159 acres at the property. Staff advised the rezoning would place the smaller parcel within the zoning district appropriate to its size and that the request is consistent with the county comprehensive plan.
The staff report said the parcel is located within shoreland and floodplain districts, with topography described as gently sloping (about 2%–6%) and primary land uses of agricultural and wetlands. The staff recommendation noted no designated archaeological sites on the parcel and concluded the town board followed the procedures required by its zoning ordinance.
After staff presentation the committee found the application contained sufficient information and that the town had followed proper procedures. A committee member moved to send a favorable recommendation to the county board “based upon the previously mentioned findings”; the motion was seconded by committee member Larry and carried by voice vote.
Committee members also discussed upcoming items for future agendas, including a floodplain ordinance amendment and mandatory revisions to the Dodge County Shoreland Protection Ordinance stemming from a state study and guidance. The favorable recommendation will be transmitted to the Dodge County Board of Supervisors for final action.
