The Town of Avon Advisory Plan Commission approved a minor plat to divide a 3.948-acre parcel at the corner of 100 North and Avon Avenue into two lots, preserving an existing Hendrix Bank on Lot 1 and creating Lot 2 for future C-2 commercial development.
Staff said the proposed subdivision complies with the Town of Avon Unified Development Ordinance and requires no rezoning or variances. The existing driveway between the two lots will remain and be governed by an access easement so both lots retain shared access to 100 North. Staff recommended approval subject to the standard conditions listed in the staff report.
Petitioner Parker Mays of Banning Engineering said the applicant agreed with the staff report and asked the commission to approve the plat. Commissioners asked only brief procedural and access questions during the discussion, and no members of the public spoke for or against the petition during the hearing.
After a motion and second, the commission voted to approve the replat and adopted the findings of fact and conditions recommended by staff. No waivers or zoning changes were required for the request.
The commission’s action clears the way for administrative processing of the new lots; any future development of Lot 2 will require the usual permits and reviews under the UDO.
