Commission approves Hedges Eye Care site and development plan in commercial CBD

The City Commission, acting as the Board of Adjustment in quasi-judicial session on June 23, approved a site and development plan (Resolution 2025-18 SDP25-02) for Hedges Eye Care, a proposed 2,275-square-foot eye care center in the commercial central business district at 22 SW 250 Eighth Street.
Staff reported the project will add roughly 1,000 square feet to the existing building for four exam rooms, an optical lab and ADA-accessible patient rooms and restrooms. The applicants provided on-site parking (six spaces plus one ADA space) and arranged for additional employee parking with the Lions Club; on-street parking along SW Eighth Street was also noted in staff materials. The Historic Review Board approved the design on May 5 and the Planning & Zoning Board recommended approval on June 2.
The applicants said they planned to apply for building permits promptly and estimated construction could take three to four months after permitting, noting underpinning work to address poor soils will be required for foundations. During the quasi-judicial hearing all parties were sworn; no public opposition spoke. The board voted unanimously to approve the site and development plan.
