Council approves $75,000 contract for exterior and roof repairs on historic 4 Lee 1 House

Madison City Council voted Dec. 31 to approve a contract with Structural Remodeling LLC for exterior repairs and roof replacement at the 4 Lee 1 House, authorizing $75,000 in work to prevent further deterioration of the structure.
Facilities staff said the work will stabilize the roof structure and stop ongoing interior deterioration caused by leaks. The contract is funded by $73,000 from capital outlay funds given to the city when the property was transferred and $2,000 from the planning department’s special account. Staff said additional structural and foundation rehabilitation work will be needed later, and the full project could be in the range of several hundred thousand dollars.
Council discussion noted the roof work will halt further damage and preserve historical contents in the house. Staff said the city can later decide whether to invest more to restore the building for city use or to prepare it for sale after stabilization.
The motion passed after council votes. Facilities staff and councilmembers emphasized that the roof repair is a near-term stabilization step and not the final restoration of the property.
