The Planning and Zoning Commission approved the preliminary plat for Lauderdale Re‑Subdivision (PRE25‑07) but required that the Planning and Zoning Division director not sign the final plat until the County Council vacates the undeveloped street and utility easements shown on the concept plan.
County staff said the application involves multiple landowners and mainly moves lot lines to bring two outlots on Highway DD to minimum sizes suitable for septic systems and potential future development. The proposal removes Lot 4 from Lauderdale Estates Plat 1 and expands Outlot A and Outlot B so Outlot A would increase from about 0.57 acres to roughly 3 acres and Outlot B to roughly 4 acres.
Dan Lauderdale, one of the applicants, described the filing as “just a boundary adjustment,” saying the changes clean up legacy lot lines that did not match field conditions and that existing residences already have access from Highway DD. County staff noted the proposed plat meets technical requirements of Chapter 4.10 of the UDO but cannot be finalized until the undeveloped right‑of‑way and easements are formally vacated by the County Council.
Arnie C. Dinoff, county public advocate, recommended approval and told commissioners the application meets minimum septic‑system acreage and public water is available to parts of the subdivision. The commission approved the preliminary plat with the staff‑recommended stipulation regarding vacation of the street and utility easements; the director will not sign the final plat until those public‑rights‑of‑way actions are completed.
