The Bulloch County Planning & Zoning Board recommended approval of Beverly Kennedy’s application to rezone 6.07 acres on Old River Road South from AG-5 to R-80 to allow the property to be split into two lots.
Planning staff said the applicant’s stated intent is to create one additional lot so a friend who helped during a family medical event can build a home adjacent to Kennedy’s house. Staff characterized the request as a limited subdivision and recommended approval without conditions. The board voted to recommend approval to the Bulloch County Board of Commissioners.
Beverly Kennedy told the board the new lot is for “a small house” for a friend and emphasized there is no plan for further subdivision or a trailer park. Board members asked whether existing driveways would be used; staff indicated the existing access points will suffice.
Why it matters: This is a routine, small-scale residential split in a rural area; staff found no significant impacts requiring conditions.
Next steps: The advisory approval will be forwarded to the county commissioners for formal action at the scheduled hearing.
