Greencoat Market LLC asked the hearing officer on June 23 for a 2‑APS alcoholic beverage permit (retail package sales of beer and wine in sealed containers) and a waiver to the county’s distance separation requirement from a nearby childcare facility.
The applicant’s representative said the proposed market at 2902 South 70th Street would not have outdoor seating and that significant buffering and a six‑foot fence separate the site from the childcare facility to the south. The applicant’s representative also said the driving distance between the market and the childcare center exceeds 500 feet given the local access points, and she noted she had spoken with the childcare operator, who expressed no objections.
County staff (James Baker) confirmed that the request is for a distance separation waiver under the Land Development Code and that staff’s review shows the vehicular driving distance from the market to the childcare is over 500 feet because drivers must exit on Causeway Boulevard and use the signalized turnaround to approach the childcare.
In response to county and community concerns, the applicant agreed to limit alcohol‑sales hours to Monday through Saturday and Sunday hours more restrictive than the general allowance (applicant proposed final agreed hours at the hearing). The applicant also agreed that no alcoholic beverages would be sold through the site’s drive‑through window.
There were no speakers who registered opposition at the hearing and no decision was made on the record. The hearing officer closed the item; she will issue a written decision within 15 working days.
