Moraine board reviews incoming businesses, emphasizes landscape and permitting requirements

The presenter said the project is under building review, that the developer is following floodplain regulations and landscape plans, and that construction likely will not begin until the fall. The presenter described the TNT site as intended for warehouse distribution and retail: semis would deliver to the site for distribution to other stores and a retail counter will be available on site.
The presenter said the project team proposed a temporary dumpster for collected fireworks around the July 4 period and for a few weeks afterward as a place for residents to drop off old consumer fireworks they find. The architect asked whether a full concrete enclosure was required; the presenter said the project team and city staff were exploring alternatives such as a short-term screening using trees or evergreens to create a visual barrier from I‑75 while still meeting safety and floodplain rules.
City staff told the board that an ARCO gas station being built on Dryden Road at West Springboro Pike (on the former KN Motors site) will be required to complete landscape steps, including planting trees along a traffic island, and the site’s next permit step is to supply the city with the required plantings. The presenter also said a recently completed storage site on Dryden (previously Marine Self Storage) is now operated by Public Storage and that the new owner has planted and maintained trees along the frontage; the presenter noted the site changed hands roughly four to five months earlier.
The presenter emphasized that landscape plans and tree plantings are reviewed under Moraine’s codified ordinances and that city staff (including Brent Carpenter and the presenter) review those plans. No formal motions, approvals or enforcement actions were recorded during the discussion; the projects remain in building-review and permitting stages per the presenter’s remarks.
