District begins design for major North High mechanical upgrade; chiller at West to be replaced

Lee's Summit R-VII facilities staff told the finance committee June 23 they will begin design work and early procurement on major mechanical and life-safety system upgrades as part of the 2025 bond work.
Mister Gorrell said the district is engaging Henderson Engineers for mechanical, electrical and plumbing design on a large North High School project that could reach $12 million and likely take multiple years to complete. The project would replace original systems and could include HVAC, intercom and fire-alarm work; staff said some equipment will be long-lead and require early orders.
The nut graf: The committee approved contracting design services now so that the district can begin long-lead procurement and staged construction next summer; staff emphasized the building’s age and inefficiencies as the impetus for early work.
Gorrell said North High is largely all-electric heat and that transitioning to gas heating and other system replacements would likely yield long-term energy savings. "We would really like to transition this over to gas heat and realize some long term energy savings in the building," he said.
Separately, the committee reviewed a recommended purchase to replace a dead chiller at Lee’s Summit West. Facilities staff said West currently has three large chillers, two of which are original to the building; they expect to start the school year with two functioning chillers and have ordered a replacement for the nonworking unit.
Staff said both projects were already scored and prioritized on a multi-year maintenance plan and noted the North High work will proceed through preconstruction, scoping and staged construction to manage timelines and budgets.
Ending: Staff will proceed with design and early procurement for North High mechanical systems and advance the chiller replacement contract for Lee’s Summit West; both items will return for board approval as required by procurement policy.
