City staff told the Development Review Committee on June 18 that the plat establishing the Fire Station 6 parcel and the Harmon Road extension is near ready but needs clarification on recorded easements and stormwater parcel assignments.
Jean Sanchez, DRC facilitator, said the city had just received city surveyor comments the prior day and that she had not yet reviewed redlines. She described the item as a long‑standing project and asked the panel for questions.
Vladimir Simonovsky, city engineer, said the plat must show distinct parcels for the fire station, the Harmon Road right‑of‑way and the stormwater ponds. “I think probably just looking at this, we need to divide the we need to designate the parcel for the fire station including the pond that serves it, and then keep the ponds probably as separate parcels,” he said, adding the right‑of‑way should remain designated as such under Florida statute.
Simonovsky noted a prior land swap with Advent House and recommended the applicant coordinate with the consultant Tyler at NEI because three separate ponds on the site required clarification of which pond serves which parcel.
Sanchez said she will wait for Simonovsky’s input before moving the plat to public hearings and that she expects follow up between the applicant, the city engineer and the city surveyor.
Why it matters: establishing clear ownership of the fire station parcel, the Harmon Road extension and adjacent stormwater facilities affects construction, maintenance responsibilities and future operating authority for the city.
Next steps: city staff asked the applicant to coordinate with NEI and the city surveyor, address markups, and return the revised plat for signatures and scheduling of public hearings. No formal vote was taken at DRC.
